Contract to Close Coordinator
Experienced staff, handling the necessary tasks to get to the settlement table from mutually executed contract within the management of turnkey paperless office solution for brokers, REALTORS®, lenders, title/escrow/attorney services and MLS organizations
REO Pre-Marketing
Ordering re-keys, completion of trash outs, winterization services, and grounds maintenance. Solicitation for repair bids as needed with follow up coordination and oversight of established contractor vendors/ service providers for scheduling repairs and preservation tasks for assets.
Utilities and HOA
Full coordination of utilities services for assets, inclusive of automatic checks on the status of HOA dues, and tax liens if necessary.
BPO /BOV Services
Timely BPO and BOV submissions for maintenance of volume, accuracy, and quality with a 48 hour turnaround time. Monthly quality reviews of BPO and BOV’s to offer revisions subject to market shifts.
Marketing
Complete input of data processing of all listings into major city MLS within 24 hours of mutually executed listing contract, regular property checks for accuracy (as well as compliance) within all client specific guidelines, Retention of listing accuracy in conjunction with price reductions, preparation of strategic ad copy; post properties to national, regional, and local real estate websites for on line marketing strategies.
Receptionist
Quick routing of all calls to Broker for a timely response to questions via phone, text or e-mail in the event that time is of the essence, during regular business hours. E-mail access for all after hours care is available.
Runner
Runner handles specific geographic areas, checking each property weekly, submitting reports of repairs needed, showings, and ensuring property preservation tasks are complete, placing signage on properties, while ensuring marketing materials are in place.
